When is the right time to downsize?

The short answer is... before you feel like you have to.

One of the biggest misconceptions I hear is that downsizing is something you do when you get older.

I don't actually see it that way.

For me, downsizing isn't about your age. It's about whether your home still suits the life you're living.

I've met people in their fifties who were ready for a simpler lifestyle, and I've met people in their eighties who absolutely loved maintaining their home and weren't ready to leave.

There isn't a magic age.

It's about finding the right time for you.

Every situation is different

No two people downsize for the same reason.

For some, it's about reducing the maintenance of a large home and garden.

For others, it's about being closer to family or grandchildren.

Sometimes it's about freeing up money for retirement, travel or simply enjoying life a little more.

And sometimes it's about planning ahead while you still have plenty of choices.

Whatever your reason, it should be your decision—not one that feels forced because circumstances have changed unexpectedly.

Where I like to start

Rather than asking, "Should I downsize?", I like to ask a few different questions.

Things like...

  • Does your current home still suit your lifestyle?

  • Are there rooms you rarely use?

  • Is maintaining the property becoming more of a chore than a pleasure?

  • Would living closer to family or friends make life easier?

  • If you were buying today, would you choose the same home again?

Those questions often tell us far more than simply looking at your age.

I've seen this happen so many times

One thing I've learnt is that many people wait until something happens before they start thinking about downsizing.

It might be health issues.

A partner passing away.

The home becoming too much to manage.

Or simply reaching a point where the maintenance feels overwhelming.

The challenge is that when a decision is made in a hurry, it often feels more stressful than it needs to.

When you plan ahead, you usually have more time, more choices and a lot less pressure.

How I look at it

I don't think downsizing should ever feel like giving something up.

I like to think of it as creating a home that better suits the next chapter of your life.

For some people, that might mean less maintenance and more time to travel.

For others, it means living closer to family, having a lock-up-and-leave lifestyle or simply enjoying a home that's easier to manage.

If your current home still makes you happy and works for your lifestyle, that's wonderful.

If it's starting to feel like it's holding you back, then it might be worth exploring your options.

There's no right or wrong answer—only what's right for you.

Cheryl's Tip

Don't ask yourself...

"Am I old enough to downsize?"

Instead ask...

"Does my home still support the life I want to live?"

That one question often changes the way people think about the whole decision.

Every journey is different

The information in this guide is general in nature and isn't intended to replace advice that's tailored to your individual circumstances.

Whether you're thinking about downsizing next year or simply planning ahead for the future, I'd be happy to have a conversation and help you explore your options—without any pressure.
